Federal Realty Investment Trust is an equity real estate investment trust (REIT). The Company is engaged in the ownership, management, and redevelopment of retail and mixed-use properties located primarily in affluent communities in selected metropolitan markets in the Northeast and Mid-Atlantic regions of the United States, as well as in California and South Florida. The Company owns or has interest in community and neighborhood shopping centers and mixed-use properties which are operated as 105 retail real estate projects. The Company's portfolio includes retail in many formats ranging from regional, community and neighborhood shopping centers that often are anchored by grocery stores to mixed-use properties that are typically centered around a retail component but also include office, residential and/or hotel components. The Company's tenants range from sole proprietorships to national retailers and corporations.
